As of late October 2026, Zillow's Phoenix rental data shows average asking rents of about $997 for a studio, $1,206 for a one-bedroom and $1,500 for a two-bedroom. Most ADUs are studios or one-bedrooms, so those are the closest benchmarks. A private entrance, yard space and included utilities can move an ADU above or below them.
What do Phoenix rentals cost right now?
| Unit size | Zillow average rent, Phoenix (updated October 29, 2026) |
|---|---|
| Studio | $997 |
| One bedroom | $1,206 |
| Two bedrooms | $1,500 |
| All rentals, all sizes | $1,850 |
These are citywide averages across apartments and houses. A casita is a different product from a unit in a large complex, and Scottsdale, Tempe, Glendale and Paradise Valley each have their own markets.
What pushes an ADU's rent up?
- Privacy. A separate entrance and a patio of its own.
- A full kitchen. Tenants pay more for a range and full-size refrigerator than for a kitchenette.
- Strong cooling. In this climate, a quiet, capable system is a real selling point.
- Location. Near ASU, major job centers or light rail.
- Laundry and parking. Both are common tenant questions.
What about utilities?
It depends on how the unit is metered. Scottsdale and Glendale require separate meters for ADUs, so tenants can pay their own bills. Where utilities are shared, owners often include them in rent, and summer electric costs here are high enough to matter. Factor that in before setting a price.
What rental rules apply?
For long-term leases of 90 days or more, Arizona law protects your right to rent the ADU and the house separately in cities over 75,000. Phoenix does not require a family or other relationship between you and the tenant. Short-term rentals are a different track; see the short-term rental guide.
Does rent cover the cost?
Run the numbers with your own quote. Divide the total project cost by expected annual rent after vacancy, maintenance and any utilities you cover. The result is a rough payback period, not a promise. Compare it with Phoenix ADU costs.
