What happens in the lot check?
You submit your address with the lot check form. We look up which city reviews the parcel, its zoning district and lot coverage limit, recorded easements, airport areas, and whether an HOA or deed restriction applies. Then we tell you which ADU types look possible and what to watch for.
What happens at the site visit?
We measure the yard and any garage, find the sewer cleanout, water line and electrical panel, check the panel's capacity, and look at access for equipment. We also note sun exposure, because it changes the design. Afterward you get a written, itemized quote and a schedule, and you decide whether to go ahead.
What happens during design?
- Layout. Floor plan, kitchen or kitchenette, and bathroom, sized to the city's cap and your budget.
- Exterior. Elevations, roof and colors, matched to your HOA's guidelines where they apply.
- Engineering. Foundations for the soil we find, including caliche.
- Energy and cooling. Insulation, glass and an HVAC load calculation.
- Finishes. Selected before submittal so the quote holds.
How do you handle HOA and city review?
If there is an HOA, we prepare its submittal first. Then we file with the city, answer each plan review comment and track the permit to issue. In Scottsdale that includes the pre-application meeting and administrative approval. See ADU design and permits.
What happens during construction?
- Layout, utility trenching and any demolition
- Footings and slab
- Framing and roof
- Plumbing, electrical and mechanical rough-in
- Insulation, drywall and stucco
- Cabinets, flooring, fixtures and paint
The city inspects at set stages. We schedule each inspection and keep you posted. Where possible we pour concrete and schedule heavy outdoor work for cooler hours in summer.
What happens at the end?
When the final inspection is signed off, the city approves the unit for occupancy. We walk through it with you, hand over manuals and manufacturer warranties, and agree on any punch-list items.
